Should You Sell Your Home This Fall or Wait Until Spring?

By Charlotte Ferguson | REALTOR®

Every autumn, I start hearing a familiar question from homeowners across Kitchener, Waterloo, Cambridge, and our surrounding communities.

"Should we list now, or would we be better off waiting until spring?"

It's a fair question. Spring has traditionally been associated with busy real estate activity, and there's something appealing about listing a home when the gardens are blooming and the grass is green.

But here's something worth remembering.

The best time to sell your home isn't necessarily the most popular time to sell. It's the time that makes the most sense for your circumstances.

## The Case for Selling in the Fall

Fall can present some interesting opportunities for homeowners.

While some prospective buyers put their search on hold until spring, others continue looking because their circumstances require a move.

A job change, a growing family, a relocation, or a desire to settle before the holidays can all motivate buyers to continue their search.

And depending on your neighbourhood and property type, you may be competing with fewer similar listings than you would during a busier season.

Of course, fewer listings don't automatically mean a better result. Buyer demand matters just as much.

The question isn't simply how many homes are for sale.

It's how many homes like yours are competing for the attention of qualified buyers.

## What About Waiting Until Spring?

Spring can offer advantages too.

Longer daylight hours, more comfortable moving weather, and renewed buyer interest can make it an attractive time to sell.

But more buyers can also mean more competing sellers.

If several similar homes appear on the market at the same time, buyers suddenly have options.

That means presentation, condition, price, and marketing strategy become especially important.

Waiting until spring might be the right decision, but it shouldn't be automatic.

## Three Questions Worth Asking Before You Decide

### 1. What does your local market actually look like?

The real estate market isn't one giant market.

Conditions for a detached home in Waterloo may be quite different from those for a condominium in Kitchener, a townhouse in Cambridge, or a rural property outside the city.

Even within the same neighbourhood, two homes can attract very different levels of interest.

A useful market analysis looks at recent comparable sales, current competition, buyer activity, and the features that make your property unique.

### 2. What is the cost of waiting?

If you're planning to move, there may be ongoing expenses associated with keeping your current home.

Mortgage payments, property taxes, insurance, utilities, and maintenance don't stop simply because you're waiting for the calendar to change.

That doesn't mean you should rush to sell. Some of those expenses also build equity or provide the benefit of living in your home.

But it's important to consider the full financial picture, rather than focusing exclusively on a hoped-for spring selling price.

### 3. Are you buying another home?

This is often the most important consideration.

If you're selling and buying in the same market, a change in market conditions can affect both sides of your move.

A higher selling price may sound wonderful, but what happens if the next home you want also becomes more expensive?

We need to look at the entire move, not just one transaction.

Your financing, available equity, closing dates, and comfort with risk should all be part of the strategy.

## A Great Listing Strategy Doesn't Have a Season

Whether you decide to sell in October, January, April, or July, the fundamentals remain important.

Your home needs to be presented beautifully, priced according to current evidence, and marketed to the buyers most likely to appreciate it.

Most importantly, your selling strategy needs to reflect your goals.

Maybe you need to move quickly.

Maybe maximizing your proceeds is the priority.

Maybe you want to find your next home before committing to a sale.

Those are very different situations, and they deserve different plans.

## My Advice? Don't Make a Calendar Decision. Make an Informed Decision.

There is no magical month that guarantees the best selling price.

And anyone promising that spring will automatically bring you more money is overlooking the many factors that influence a sale.

The right timing is a combination of market conditions, preparation, and what works for your life.

Sometimes that means listing now.

Sometimes it means spending the winter preparing.

And sometimes the best move is discovering that you're not quite ready to move at all.

That's a perfectly good outcome too.
