Real Talk from a REALTOR® | By Charlotte Ferguson
There is something I've learned over the years in real estate that I believe deserves a little more attention.
The loudest person in a negotiation isn't necessarily the person getting the best results.
Sometimes, they're simply the loudest person.
Real estate is a business built around people, their homes, their finances, their emotions, and some of the biggest decisions they'll ever make.
So why do we sometimes treat negotiations like a championship boxing match?
Advocacy Doesn't Require Aggression
I believe in advocating fiercely for my clients. I believe in protecting their interests, asking difficult questions, and negotiating confidently.
But I also believe there's a significant difference between being firm and being confrontational.
You can disagree without being disrespectful.
You can protect your client's position without making the other party feel defeated.
And you can negotiate effectively without insisting on having the last word.
Confidence doesn't need a megaphone.
The Other Side Isn't the Enemy
Whether I'm representing a buyer or a seller, there's another person on the other side of that transaction.
That person has goals, pressures, concerns, and expectations of their own.
Understanding those motivations doesn't mean compromising my client's interests. It means recognizing opportunities to find a solution.
Maybe a buyer needs additional time for financing.
Maybe a seller needs flexibility with the closing date.
Maybe an inspection reveals an issue that neither party anticipated.
These situations don't always require a battle. They often require a conversation.
And sometimes, a little creativity.
The Real Win Is Getting People Where They Want to Go
When negotiations turn into competitions between personalities, something important gets lost.
The clients.
They're the reason we're here.
A buyer doesn't need their REALTOR® to win an argument. They need help purchasing the right home on terms they can confidently accept.
A seller doesn't need a theatrical showdown. They need a professional who understands their priorities and can work toward the strongest reasonable outcome.
That doesn't mean every transaction will come together. Sometimes the right advice is to walk away.
But when there's an opportunity to reach an agreement that genuinely serves the people involved, I think it's worth pursuing.
Professionalism Is a Competitive Advantage
The REALTORS® I most enjoy working with are the ones who communicate openly, return phone calls, solve problems, and understand that being respectful is not a weakness.
They're confident enough to collaborate.
Experienced enough to recognize when to stand firm.
And professional enough to know that the transaction isn't about them.
That's the kind of REALTOR® I strive to be.
Because at the end of the day, we're not negotiating trophies.
We're helping people move their lives forward.
And I think that's a much better measure of success.
Let's Find Your Way Home
If you're buying or selling in Waterloo Region and want honest advice, thoughtful negotiation, and someone who knows when to stand firm and when to find common ground, I'd love to have a conversation.
