How to Host a Garage Sale That Actually Makes You Money

Whether you're clearing out years of accumulated treasures, downsizing, or getting your home ready for sale, a garage sale can be one of the easiest ways to simplify your space while putting a little extra cash in your pocket.

The difference between a garage sale that earns $50 and one that earns $500 often comes down to preparation.

Here are my favourite tips for making your next garage sale a success.

Start Earlier Than You Think

Don't wait until the night before.

Begin sorting through your home two to four weeks in advance. Work room by room and create four piles:

  • Keep

  • Sell

  • Donate

  • Recycle or Dispose

If you haven't used something in years, chances are someone else will be thrilled to give it a new home.

Clean Everything

People are much more likely to buy something that's clean.

Take a few minutes to:

  • Wipe down furniture

  • Wash children's toys

  • Fold clothing neatly

  • Test electronics

  • Replace batteries if needed

Presentation matters.

Price to Sell

Remember why you're having a garage sale.

Most shoppers are looking for bargains.

General pricing guidelines:

  • Books: $1–3

  • Adult clothing: $2–10

  • Children's clothing: $1–5

  • Kitchen items: $1–10

  • Small appliances: $10–30

  • Furniture: 20–30% of retail value

If you're unsure, price slightly higher than your minimum and be prepared to negotiate.

Display Like a Store

Nobody wants to dig through boxes.

Instead:

  • Hang clothing whenever possible.

  • Use tables to keep items off the ground.

  • Group similar items together.

  • Label sections clearly.

  • Leave plenty of walking space.

The easier it is to browse, the more people tend to buy.

Advertise Everywhere

The best garage sales are the ones people know about.

Post your sale:

  • Facebook Marketplace

  • Local community Facebook groups

  • Kijiji

  • Nextdoor

  • Garage sale websites

  • Neighbourhood signs (where permitted)

Include:

  • Date

  • Start and end times

  • Address

  • Major items available

  • Photos of your best pieces

Good photos can double your traffic.

Start Early

Many experienced garage sale shoppers are out before 8:00 a.m.

If you're planning to open at 9:00, expect people arriving by 8:30.

Having everything ready before opening makes for a much smoother day.

Have Change Ready

You'll want:

  • Plenty of $5 bills

  • $10 bills

  • Coins

  • A secure cash box

Many shoppers also appreciate being able to pay by e-transfer, so having that option available can help you make additional sales.

Bundle Items

People love a deal.

Try offers like:

  • 5 books for $10

  • Fill a grocery bag for $20

  • Buy two, get one free

Bundles help move inventory quickly.

Think Safety

If possible:

  • Have another adult with you.

  • Keep your home locked.

  • Limit access inside your house.

  • Keep valuables out of sight.

  • Stay aware of your cash box.

A little preparation goes a long way.

What Doesn't Sell?

Don't bring it back inside.

Arrange donation pickup or drop it off at a local charity while you're already in decluttering mode.

You'll enjoy the clean space far more than another year of storing those items.

Thinking About Selling Your Home?

One of the biggest hurdles homeowners face before listing is simply having too much stuff.

A garage sale is one of the easiest ways to make your home feel larger, brighter, and more inviting before professional photos or showings begin.

If you're wondering what should stay, what should go, or how to prepare your home for the market, I'd be happy to help. Sometimes an hour of planning can make a significant difference in both buyer appeal and your final sale price.

Decluttering doesn't just create space—it creates opportunity.

🏡 Waterloo Region Market Update

Week Ending July 20, 2026

If you've been wondering whether the market is slowing down... this week's numbers say not really.

While we saw a slight dip in pending sales, inventory stayed almost unchanged, and homes continue to command strong prices across Waterloo Region.

Here's what caught my eye this week:

📊 Inventory remains steady

There are now 1,328 active residential listings, down slightly from 1,335 last week.

That's only 7 fewer homes, meaning buyers still have solid selection while sellers continue to benefit from balanced market conditions.

🏠 Single-family homes remain the busiest segment

Single detached homes continue to dominate activity:

  • 645 active listings

  • 71 pending sales

  • 3.3 months of inventory

This remains one of the healthiest parts of our local market.

🏘️ Condos continue to favour buyers

Condominium apartments now sit at approximately 9 months of inventory, giving condo buyers significantly more negotiating power than those shopping for detached homes.

If you're considering your first home or looking to downsize, this could be a great opportunity.

💰 Buyers are still paying strong prices

Despite more inventory than we've seen over the past few years:

  • 29.7% of homes sold over asking

  • 31.7% sold at asking

  • 38.6% sold below asking

That means over 61% of homes still sold at or above list price.

Even more impressive...

The average sale-to-list ratio increased from 100.18% last week to 100.66% this week.

That tells us well-priced homes continue attracting competitive offers.

📈 Luxury homes had a stronger week

One surprise this week was activity in higher price points.

Homes selling between $1 million and $1.5 million increased from 7 sales last week to 12 this week, while the $700K-$1M category slowed considerably.

💵 Over-asking offers continue—but not by huge amounts

Most competitive sales were still relatively modest.

Among homes selling over asking:

  • 16 sold for less than $20,000 over

  • 13 sold for $50,000–$99,999 over

  • 5 sold for $100,000–$149,999 over

There were no homes selling more than $200,000 over asking this week.

What this means

For Buyers:

  • More choice than we've had in years.

  • Condo buyers have excellent negotiating opportunities.

  • Detached homes still move quickly when priced well.

For Sellers:

  • Pricing correctly is more important than ever.

  • Buyers are still willing to compete—but only for homes that stand out.

  • Strategic marketing and preparation continue to make all the difference.

Every neighbourhood tells its own story, so if you're wondering what these numbers mean for your home—or the area you're hoping to buy in—I'd be happy to help.

Mortgage Renewal Coming Up? Don't Leave Money on the Table

For many homeowners, mortgage renewal feels like little more than signing a few papers.

A renewal notice arrives in the mail, the rate looks reasonable, and life moves on.

But your renewal is actually one of the best opportunities to improve your financial position.

Your Current Lender Isn't Your Only Option

When your mortgage comes up for renewal, you're free to explore what other lenders have to offer.

Depending on your situation, you may be able to secure:

  • A better interest rate.

  • Lower monthly payments.

  • More flexible mortgage features.

  • Better prepayment privileges.

  • Improved long-term savings.

Even a small difference in your rate can add up to thousands of dollars over the life of your mortgage.

Has Your Life Changed?

Think about where you were when you last arranged your mortgage.

Have you:

  • Changed jobs?

  • Started a family?

  • Received a promotion?

  • Become self-employed?

  • Paid down significant debt?

  • Built substantial equity?

Your mortgage should reflect your current life—not the life you had five years ago.

Equity Creates Opportunities

Many homeowners are surprised by how much equity they've accumulated.

That equity may help you:

  • Renovate your current home.

  • Consolidate debt.

  • Help family members.

  • Purchase a recreational or investment property.

  • Prepare for retirement.

The right strategy depends on your goals.

Planning Ahead Makes Renewal Easier

The best time to review your mortgage isn't after your renewal arrives—it's several months beforehand.

That gives you time to compare options, explore opportunities, and make informed decisions without feeling rushed.

Your Home and Mortgage Should Work Together

As both a REALTOR® and Mortgage Agent (Level 2), I help homeowners look at the complete picture.

Whether you're staying where you are, planning renovations, or considering a future move, we'll build a strategy that supports your long-term goals.

Ready for a Mortgage Review?

Let's look at:

  • Your renewal options.

  • Your current equity.

  • Your financial goals.

  • Whether your mortgage is still the best fit for your future.

Thinking About Selling? Here's What Homeowners Need to Know in Today's Market

If you've been wondering whether now is a good time to sell, you're not alone.

Many homeowners are waiting for "the perfect market." The truth is, there is no perfect market—only the market that best fits your goals.

Homes continue to sell every day across Waterloo Region. The difference is that today's buyers are more informed, more selective, and have more choices than they did a few years ago.

Buyers Are Looking for Value

Today's buyers are comparing dozens of homes online before they ever book a showing.

That means your home needs to stand out from the very beginning.

Professional photography, thoughtful staging, strategic pricing, and a strong digital marketing plan all play an important role in attracting serious buyers.

Pricing Matters More Than Ever

Pricing isn't about aiming high and hoping for the best.

It's about positioning your home where buyers recognize value and feel confident enough to book a showing.

Homes that are priced strategically often generate more interest, more showings, and stronger offers than homes that sit on the market while waiting for price reductions.

Preparation Pays Off

Small improvements can have a big impact.

Fresh paint, decluttering, landscaping, professional cleaning, and minor repairs often produce a return far greater than their cost.

The key is knowing where to invest your time and money—and where not to.

Don't Forget About Your Next Move

Selling your home is only one part of the journey.

Before listing, it's important to understand:

  • What your home is worth today.

  • How much equity you'll have available.

  • Your buying power for your next home.

  • Whether you should buy first or sell first.

Having these answers before listing removes much of the uncertainty from the process.

Every Home Deserves Its Own Strategy

No two homeowners have the same goals.

Whether you're upsizing, downsizing, relocating, or simply exploring your options, the best results come from having a personalized plan.

Wondering What Your Home Could Sell For?

Let's build your strategy together.

We'll review your home's value, discuss the current market, and create a customized plan based on your goals—not someone else's timeline.

Your Home Is More Than a Place to Live—It's One of Your Biggest Financial Assets

For many Canadians, their home is their single largest investment. Yet after moving in, it's easy to put it on autopilot. Life gets busy, mortgage payments become routine, and years can pass before you stop to ask one simple question:

"Is my home still working for me?"

Whether you've owned your home for three years or thirty, taking time to review your home's value, your mortgage, and your future plans can put you in a much stronger financial position.

Your Home Has Been Working Behind the Scenes

Over time, your home may have built significant equity through mortgage payments, appreciation, and improvements you've made along the way.

That equity isn't just a number on paper. It can become a tool to help you:

  • Renovate your home.

  • Consolidate higher-interest debt.

  • Help children with a down payment.

  • Purchase a cottage or investment property.

  • Downsize and free up cash for retirement.

  • Move into a home that better fits your lifestyle.

The first step is simply understanding what your options are.

Markets Change—So Should Your Strategy

Real estate markets evolve. Interest rates rise and fall. Lending guidelines change. Your family's needs certainly don't stay the same.

A mortgage or real estate strategy that made perfect sense five years ago may no longer be the best fit today.

That's why reviewing your situation every couple of years is one of the smartest financial habits homeowners can develop.

You Don't Have to Be Moving Tomorrow

One of the biggest misconceptions is that you only need a REALTOR® or Mortgage Agent when you're buying or selling.

In reality, many of the best financial decisions happen long before there's a moving truck in the driveway.

Sometimes the best outcome is discovering that staying exactly where you are is the right decision.

Other times, you'll uncover opportunities you didn't know existed.

Knowledge Creates Options

Understanding your home's current value, your available equity, and your mortgage options gives you choices.

And having choices gives you confidence.

Whether your next move is months away or years down the road, creating a plan today makes tomorrow's decisions much easier.

Curious About Your Home's Position Today?

I'd be happy to help you review:

  • Your home's current market value.

  • Your available equity.

  • Your mortgage options.

  • Whether staying, renovating, refinancing, or moving makes the most financial sense.

There is absolutely no pressure—just honest advice to help you make informed decisions.

🍦 The Ultimate Ice Cream Trail of Waterloo Region

One summer. One region. So many scoops.

There is something wonderfully nostalgic about an ice cream run. It might be after a soccer game, a trip to the farmers’ market, a walk with the dog, or just one of those warm summer evenings where dinner can absolutely be followed by a cone.

Welcome to the Magnolia Living Ice Cream Trail: a sweet little summer adventure through Waterloo Region and nearby favourites.

Waterloo

Start in Waterloo with a classic Uptown stroll and a cone in hand.

Scoop Du Jour
A beloved Uptown Waterloo stop for classic scoops and easy summer wandering.

Four All Ice Cream
Known for locally made flavours, creative combinations, and inclusive options, Four All has scoop shops in Waterloo and Downtown Kitchener.

Menchie’s Frozen Yogurt
Perfect for the “I want 14 toppings and no judgment” crowd.

Baskin-Robbins
Reliable, nostalgic, and always a solid choice for cones, sundaes, and ice cream cakes.

Dairy Queen
Because sometimes the answer is simply: Blizzard.

Kitchener

Kitchener has some seriously fun dessert stops.

Ice Cream 2
A local favourite often mentioned when people ask where to go for ice cream in Kitchener.

Sweet Caroline’s Ice Cream & Café
Part café, part bakery, part ice cream stop. Great when everyone in the group wants something different.

Rollz Ice Cream & Desserts
Rolled ice cream is half dessert, half entertainment.

Ice Flame
Creative desserts, rolled ice cream, waffles, shakes, and plenty of options for anyone with a serious sweet tooth.

Marble Slab Creamery
Custom mix-ins, big choices, and very dangerous decision fatigue in the best way.

Dairy Queen
A summer staple. No explanation required.

Cambridge

Cambridge gives us small-town charm, classic treats, and a few fun stops worth building an afternoon around.

Indulge Ice Cream
A sweet Hespeler stop, perfect after a walk through the village.

The Caboose / Water Street Ice Cream Stop
Cambridge has its own train-themed ice cream fun, with ice cream served from a former rail car near Water Street and Myers Road.

Papou’s Place
A Cambridge classic mentioned in local ice cream roundups.

Baskin-Robbins
Great for a quick cone, family treat, or birthday cake emergency.

Dairy Queen
Soft serve, sundaes, Blizzards, dipped cones — the classics still hit.

Elmira

Elmira absolutely belongs on the Ice Cream Trail.

Sweet Scoops / Scoops Ice Cream Shoppe
Located right in downtown Elmira at 4 Arthur Street S., Sweet Scoops is exactly the kind of cheerful local ice cream shop that makes a summer drive feel worth it. They serve ice cream, milkshakes, parfaits, and vegan ice cream options.

Make it a full outing: stroll downtown, pop into a few local shops, and finish with a cone.

St. Jacobs

St. Jacobs is practically built for a summer treat.

The Village Scoop
Located at 1367 King Street N., The Village Scoop serves soft serve, Italian gelato, and ice cream right in the village.

The Ice Cream Caboose
A St. Jacobs classic. The Ice Cream Caboose is the kind of stop people remember: charming, nostalgic, and perfectly suited to a village wander. Some online sources reference the original Moser’s Ice Cream Caboose as having closed years ago, so hours/current operations are worth confirming before making a special trip.

Magnolia Living tip: Pair your ice cream with the St. Jacobs Market, village shops, and a slow wander through town.

New Hamburg, Baden & Wellesley

These are perfect “take the scenic route” communities.

Look for seasonal stands, small-town shops, cafés with frozen treats, and local restaurants offering summer desserts. Not every ice cream stop needs to be famous. Sometimes the best ones are the ones you discover by accident.

Worth the drive. Always.

Spend the day exploring the gorge, walking along the river, browsing boutiques, and then reward yourself with ice cream. This is less of a suggestion and more of a lifestyle choice.

Stratford

A summer day in Stratford already feels special. Add ice cream after the theatre, a river walk, or downtown shopping and you have yourself a very respectable Ontario day trip.

The Magnolia Living Ice Cream Challenge

This summer, try to:

  • Visit 10 different ice cream stops.

  • Try one flavour you have never ordered before.

  • Support at least five independent shops.

  • Take one photo at every stop.

  • Vote for your favourite by Labour Day.

💚 Charlotte’s Corner

Ice cream is not just dessert. It is a summer activity, a reward system, a family tradition, and occasionally a perfectly valid dinner plan. No notes.

If you spot me somewhere with a cone in one hand and a leash in the other, please know I am doing very important Magnolia Living research.

Happy scooping, Waterloo Region.

Why Supporting Local Matters

Every scoop purchased from an independent business supports local families, creates local jobs, and helps keep our communities vibrant.

Choosing local isn't just about great ice cream—it's about investing in the places that make Waterloo Region feel like home.

💚 Charlotte's Corner

If you know me, you probably already know I have a soft spot for two things: dogs and ice cream.

So don't be surprised if you see me wandering through a small town with a cone in one hand and a leash in the other.

One of my favourite ways to spend a summer evening is discovering somewhere new, chatting with local business owners, and finding another hidden gem to share through Magnolia Living.

If you have a favourite ice cream stop that deserves a spot on this trail, I'd love to hear about it. Some of the best places are the ones recommended by neighbours, friends, and fellow ice cream enthusiasts.

Here's to sunny days, sticky fingers, and supporting local—one scoop at a time.

Happy exploring!

One of my favourite things about summer isn't checking everything off a list—it's slowing down enough to notice the little moments.

A great scoop of ice cream after a long walk.

Fresh strawberries from a local market.

Teaching a line dancing class with the doors open on a warm evening.

Watching a dog discover a new trail like it's the greatest adventure ever.

Waterloo Region has so much to offer if we're willing to explore it.

So here's my challenge to you: pick five things from this list that you've never done before. You might just discover your new favourite summer tradition.

And if you do, I'd love to hear about it.

Why Waterloo Region Is One of Ontario's Best Places to Call Home

There are plenty of places to live in Ontario—but there's something special about Waterloo Region.

Maybe it's the way bustling downtowns blend into quiet neighbourhoods. Maybe it's the incredible parks and trails, the thriving local businesses, or the sense of community that shows up every weekend at farmers' markets, festivals, and charity events.

Whatever it is, people who live here tend to agree on one thing: Waterloo Region has a way of feeling like home.

Whether you've lived here your whole life or you're just discovering everything the region has to offer, here are a few reasons so many people love calling this corner of Ontario home.

A Community That Feels Connected

One of the first things people notice about Waterloo Region is its strong sense of community.

Throughout the year, you'll find neighbourhood events, local fundraisers, outdoor concerts, seasonal festivals, and community celebrations that bring people together. It's not unusual to bump into familiar faces while grabbing coffee, visiting a local market, or walking through one of our many parks.

It's a place where local businesses are supported, volunteers make a real difference, and neighbours still stop to say hello.

Nature Is Never Far Away

One of my favourite things about living here is how easy it is to get outside.

Whether you enjoy walking, cycling, hiking, or simply relaxing in a park with a good book, there are countless opportunities to enjoy nature close to home.

From peaceful riverside trails to conservation areas and neighbourhood parks, you don't have to travel far to find fresh air and beautiful scenery.

Every season brings something different—spring blossoms, colourful autumn leaves, snowy winter walks, and long summer evenings perfect for exploring.

Amazing Local Food and Coffee

Waterloo Region is full of locally owned cafés, bakeries, restaurants, and hidden culinary gems.

Whether you're searching for the perfect latte, homemade pastries, authentic international cuisine, or a family-owned restaurant you've never tried before, there's always something new waiting to be discovered.

One of the best parts? Supporting local businesses means supporting the people who help make our communities unique.

There's Always Something Happening

If you ever think there's "nothing to do," you probably just haven't looked yet.

Every year the region hosts countless events, including:

  • Community festivals

  • Outdoor concerts

  • Farmers' markets

  • Holiday celebrations

  • Art shows

  • Charity fundraisers

  • Sporting events

  • Family-friendly activities

No matter your age or interests, there's almost always something happening somewhere nearby.

It's a Great Place for Dog Lovers

As a proud dog lover, I have to mention one of my favourite things about Waterloo Region.

There are so many wonderful places to enjoy with your four-legged best friend—from walking trails and off-leash parks to pet-friendly patios and community events.

If your perfect day includes a coffee in one hand and a leash in the other, you'll feel right at home here.

(Stay tuned—we'll be sharing some of our favourite dog-friendly spots in future articles!)

Four Beautiful Seasons

Every season has its own personality.

Spring brings gardens back to life.

Summer means patios, festivals, and evenings spent outside.

Autumn transforms the region into a landscape of incredible colour.

Winter offers skating, holiday lights, cozy cafés, and fresh snow on the trails.

Living somewhere that changes with the seasons means there's always something new to appreciate.

Supporting Local Matters

One thing that makes Waterloo Region stand out is how much people care about supporting one another.

Choosing a locally owned coffee shop.

Shopping at neighbourhood boutiques.

Attending community fundraisers.

Volunteering.

These small choices strengthen our communities and help local businesses thrive.

It's something I'm always proud to see.

Why I Love Calling Waterloo Region Home

As someone who works throughout Waterloo Region every day, I've had the privilege of seeing so many incredible neighbourhoods and meeting amazing people.

I've watched families put down roots, retirees begin exciting new chapters, and newcomers discover why this region has such a wonderful reputation.

But beyond the houses and neighbourhoods, it's the people who truly make this place special.

The kindness.

The community spirit.

The willingness to support local businesses.

The pride people take in where they live.

Those are the things that turn a place into a home.

💚 Charlotte's Corner

People often ask me what my favourite part of Waterloo Region is.

Honestly? It's impossible to choose just one.

Some days it's discovering a new local café. Other days it's teaching a line dancing class, volunteering in the community, or spending time outdoors with a furry friend by my side.

What I love most is that there's always something new to explore, someone interesting to meet, and another reason to appreciate where we live.

Waterloo Region isn't just where I work—it's home. And I feel incredibly lucky to be part of this community.
