🏡 Waterloo Region Market Update

Week Ending July 20, 2026

If you've been wondering whether the market is slowing down... this week's numbers say not really.

While we saw a slight dip in pending sales, inventory stayed almost unchanged, and homes continue to command strong prices across Waterloo Region.

Here's what caught my eye this week:

📊 Inventory remains steady

There are now 1,328 active residential listings, down slightly from 1,335 last week.

That's only 7 fewer homes, meaning buyers still have solid selection while sellers continue to benefit from balanced market conditions.

🏠 Single-family homes remain the busiest segment

Single detached homes continue to dominate activity:

  • 645 active listings

  • 71 pending sales

  • 3.3 months of inventory

This remains one of the healthiest parts of our local market.

🏘️ Condos continue to favour buyers

Condominium apartments now sit at approximately 9 months of inventory, giving condo buyers significantly more negotiating power than those shopping for detached homes.

If you're considering your first home or looking to downsize, this could be a great opportunity.

💰 Buyers are still paying strong prices

Despite more inventory than we've seen over the past few years:

  • 29.7% of homes sold over asking

  • 31.7% sold at asking

  • 38.6% sold below asking

That means over 61% of homes still sold at or above list price.

Even more impressive...

The average sale-to-list ratio increased from 100.18% last week to 100.66% this week.

That tells us well-priced homes continue attracting competitive offers.

📈 Luxury homes had a stronger week

One surprise this week was activity in higher price points.

Homes selling between $1 million and $1.5 million increased from 7 sales last week to 12 this week, while the $700K-$1M category slowed considerably.

💵 Over-asking offers continue—but not by huge amounts

Most competitive sales were still relatively modest.

Among homes selling over asking:

  • 16 sold for less than $20,000 over

  • 13 sold for $50,000–$99,999 over

  • 5 sold for $100,000–$149,999 over

There were no homes selling more than $200,000 over asking this week.

What this means

For Buyers:

  • More choice than we've had in years.

  • Condo buyers have excellent negotiating opportunities.

  • Detached homes still move quickly when priced well.

For Sellers:

  • Pricing correctly is more important than ever.

  • Buyers are still willing to compete—but only for homes that stand out.

  • Strategic marketing and preparation continue to make all the difference.
